How long have you been in real estate?
Our broker, Sam Turgeon, has been active in real estate since 2003. During those years, he held simultaneous positions as a real estate and mortgage broker. He is currently the designated broker of three real estate companies and a former partner in a mortgage company.
What training do you have?
Sam Turgeon is trained in real estate, mortgage finance, negotiations, and insurance. He has held both CMPS (Certified Mortgage Planning Specialist) and SRES (Senior Real Estate Specialist) designations.
How quickly do you respond to my inquiries and questions?
Normally, we communicate within 1 hour or less. However, when this is not possible you can depend on same business day responses.
How will you communicate and keep me informed?
We are equipped to communicate according to your preferences.
Most commonly we use phone, email, text messaging or other means a client requests. It all depends on the client. Email remains a necessary component of the business and facilitates paperless transactions.
Do you offer Paperless Transactions?
When you work with Sunlight Realty, you don’t have to trek all over town just to sign paperwork. We’ve taken the hassle out of the process with paperless signatures.
Now you can legally sign documents online. Our paperless system is ESIGN compliant and FHA and Fannie Mae approved. All you need is a computer, tablet or smartphone and internet. It’s easy, legal, and a more convenient way of doing business!
How secure are Paperless Signatures?
Paperless signatures were implemented by the Clinton administration and are recognized legally. Signatures are electronically encrypted and require user authentication.
If a client is uncomfortable with paperless transactions, we can accommodate paper based transactions.

We use market data from multiple sources to arrive at the most likely sales price. You will have a realistic expectation of how long it will take to sell and how much you can expect to net. We can also arrange a third party appraisal (if needed). This is usually required in probate type cases.
How much house can I afford to buy?
We will help you determine how much house you can realistically afford. We will also make recommendations regarding mortgage options, financing structures and how to protect against interest rate risk. We help guard against overextending your budget through proper expectation setting and due diligence.
We can put you in contact with a competent mortgage specialist who will guide you through the financing process.
When does our agreement begin and can it be terminated?
A paid relationship begins with either a signed listing or buyer agreement. The length of the agreement and all the terms of the agreement are written plainly and clearly. Clients receive a copy of all signed documents.

What is your fee and how do you get paid?
We normally charge 6% on all residential listings. We pay all co-broker fees (buyer agent). In return, we provide a complete marketing solution that is unparalleled in the market and drives a higher sales price. Higher sales price = more money in your pocket. Our fee is collected when your home sells. We have some flexibility for higher end homes and other compensating factors.
When we represent a buyer, our fee is normally paid by the seller at closing.

What kind of staging do you recommend?
The fastest, easiest and least expensive thing you can do to stage your home is to clean and de-clutter. Clear all unnecessary items from countertops, vanities, etc. Consider hiring a professional organizers experienced in de-clutting, organizing and downsizing. They can make this process easy and affordable.
The second best item is paint. A fresh coat of paint can work miracles. Stick with neutral colors and tones.
For higher priced homes, consider using professional staging companies. This service can include furniture, wall hangings, decorations, etc which are rented and staged throughout your home.
